The focus in 2009 will be on saving for future capital projects, so there are no major infrastructure projects planned, however several smaller safety, curb appeal & energy/water saving projects have been included in this years  budget. A few of the  projects planned for 2009 are pictured below:

The Denver Fire department has asked that we submit a plan for bringing the interior of the clubhouse into both building code and fire code compliance by August 10, 2009.  For over 12 years this task has been pushed back by previous boards of directors and management companies. Because of this recent inspection and "Order to Comply" from the fire department we will be forced to renovate the interioir of the clubhouse and make other changes to the way the property is managed over the next 3-9 months. The list of items to be addressed in the fire departments order to comply appears below. Many of the items are minor fixes which have already been accomplished, however there are a few which will require a considerable amount of time  & money to address. (new alarm system, egress from basement, correcting the failing rear deck, and stabilizing the floor) The board will provide periodic updates on the progress of this project. Also contained in this "Order to Comply" is a directive to the Board of Managers and the Management Company to enforce the portion of the Denver Fire Code which requires each owner to provide a written proof that the smoke alarm, fire extinguisher, and carbon monoxide alarm systems in there units have been inspected annualy.  We will begin working on this process this fall and winter.
